Frequently asked questions
Answers to common questions about our design-build process, planning, costs, and timelines across Surrey.
Getting started
How do I get started?
Simple. Book a free consultation, and one of our experienced designers will visit your home to discuss your vision. We'll then provide a detailed consultation report, fixed-price quotation, and works schedule.
Do you charge for the initial consultation?
No. The initial consultation and quotation are completely free, with no obligation.
How many projects do you take on each year?
We only accept a select number of projects each year to maintain our exceptional quality standards. If you're planning a project, we recommend getting in touch early to secure your spot.
Planning & permissions
Do I need planning permission for my extension?
It depends on the size, location, and type of extension. Many projects fall under permitted development rights and don't require formal planning permission. However, if your property is in a conservation area, is a listed building, or if the extension exceeds certain size limits, you'll need to apply. We'll assess your project during the initial consultation and guide you through the planning process if required. Our team has extensive experience navigating Surrey's planning landscape.
How long does planning permission take?
Typically 8–12 weeks from submission to decision. We handle the entire application process on your behalf, liaising with local authorities and ensuring all documentation is correct.
What is a Party Wall Agreement?
If your extension is built on or near a boundary shared with a neighbour, you may need a Party Wall Agreement. This is a legal requirement to inform neighbours and agree on the work. We'll advise you if this applies to your project and can recommend trusted party wall surveyors.
Cost & pricing
How much does a home extension cost in Surrey?
Costs vary depending on the size, specification, and complexity of the project. As a guide: kitchen extensions £80,000–£150,000+; loft conversions £50,000–£100,000+; side return extensions £60,000–£120,000+; whole-home renovations £150,000–£700,000+. Every project is unique. We provide a detailed, fixed-price quotation after your initial consultation, so you'll know exactly what to expect.
Do you offer fixed-price contracts?
Yes. Every project is delivered on a fixed-price contract with complete transparency. No hidden costs. No budget creep. Just clarity and certainty from day one.
What's included in the price?
Everything. Design, planning, building, finishes, and project management. We handle every step, so you don't have to coordinate multiple contractors or worry about unexpected costs.
Timelines & living arrangements
How long does a home extension take?
Timelines vary depending on the scope of work: loft conversions 8–12 weeks; single-storey extensions 12–16 weeks; double-storey extensions 16–24 weeks; whole-home renovations 6–12 months. We'll provide a detailed works schedule during the quotation stage, and our project managers keep you informed throughout.
Will I need to move out during the work?
Not necessarily. Many of our clients remain in their homes during construction. We take great care to minimise disruption, maintain cleanliness, and ensure your safety. For larger renovations, some clients choose to move out temporarily, and we'll discuss the best approach for your project.
How do you manage the project?
You'll work with a dedicated project manager who oversees every detail from start to finish. They'll coordinate tradespeople, manage timelines, and keep you updated with regular progress reports. You'll always know where your project stands.
Guarantees & quality
What guarantee do you offer?
Every project is backed by a comprehensive 10-year structural warranty, giving you long-term peace of mind. We also provide warranties on materials and workmanship as standard.
Are your tradespeople vetted?
Yes. We only work with trusted, local craftsmen who meet our exacting standards. Every team member is vetted for skill, reliability, and professionalism.
What if something goes wrong?
We're committed to getting it right the first time. If any issues arise during or after the project, we'll resolve them quickly and professionally. Our reputation is built on trust and quality, and we stand behind our work.

Do you offer eco-friendly options?
Absolutely. We integrate sustainable materials and energy-efficient design into every project. From high-performance glazing to renewable heating systems, we help you create a home that's as responsible as it is beautiful.
Can you help with energy efficiency improvements?
Yes. We can incorporate insulation upgrades, solar panels, heat pumps, and smart home technology to reduce your energy consumption and future-proof your home.
